# 如何設定拆款明細範本？

建案管理 > 戶別設定 > 拆款明細

#### **操作方式：**

1. 進入 拆款明細 頁面：選擇建案後，進入 **建案管理 > 戶別設定 > 拆款明細**。

2. 我們可以設定多個拆款明細範本，供不同情境使用。開始針對拆款各欄位設定：
   1. **訂金**：選擇 **金額** 或  **百分比（%）** 後進行設定。<br>

   2. **簽約金**：選擇 **訂+簽%數** 、**金額** 或 **百分比（%）**&#x9032;行設定；提供以下進位方式：正常計算、無條件進位到萬位、無條件捨去到萬位或四捨五入到萬位。<br>

   3. **開工款**：選擇 **金額** 或  **百分比（%）** 進行設定；提供以下進位方式：正常計算、無條件進位到萬位、無條件捨去到萬位或四捨五入到萬位。

   4. **工程款**：點擊 右方藍色 **設定工程款期數** 按鈕，畫面會看到彈窗，可進行批次/單次工程款期數的新增，設定完畢後點擊彈窗右上方的 **X** 按鈕，即完成設定；提供以下進位方式：正常計算、無條件進位到萬位、無條件捨去到萬位或四捨五入到萬位。

   5. **交屋款**：輸入 **百分比（%）** 進行設定；提供以下進位方式：正常計算、無條件進位到萬位、無條件捨去到萬位或四捨五入到萬位。

   6. **銀行貸款**：輸入 **百分比（%）** 進行設定；提供以下進位方式：正常計算、無條件進位到萬位、無條件捨去到萬位或四捨五入到萬位。

   7. **總%數**：顯示以上款項的**百分比總和。**<br>

   8. **不足差額加入**：若有不足的差額，將會加入選取的款項內。

   9. **土地/房屋款比例**：總比例固定為100％，在土地款輸入比例，房屋款將自動調整。<br>

3. 確認輸入的拆款細項正確後，點擊視窗下方綠色 **儲存** 按鈕，即完成設定。

4. 使用 **拆款試算** ：點擊拆款明細視窗下方綠字 **拆款試算** 按鈕，畫面出現如圖彈窗，輸入 房屋價 及 車位價，點擊綠色的 **送出試算** 按鈕 ，將試算出各拆款項目的金額，供確認範本是否符合需求。
